The Work We Take On
Most of the houses we quote were built between 1957 and 1987, with the median home going up in 1972, so you're likely working with a torsion spring system that's older than the opener bolted next to it. We work on broken torsion and extension springs, worn rollers, bent or off-track sections, cables that have frayed at the drum, and openers that grind, reverse, or stop responding to the wall button. We also handle full panel and door replacement when a section is too dented or rusted to patch. We work across the 16 named areas that make up the older 1960s and 70s stock in and around San Jose, and the parts we carry reflect that: the side-mounted torsion hardware and one-piece doors that were standard on homes going up through the 1970s and into the 1980s. San Jose sits in a mild temperate band, so we don't see the same spring-steel fatigue from deep freeze-thaw cycles that garages further inland deal with, but daily heat cycling still wears out lubrication and nylon rollers over time. What We Will Not Do
We don't quote a firm price on a job we haven't seen when there's any sign of structural damage to the door, the frame, or the header above it. A dented panel might be a $200 fix or it might mean the track is bent enough that the whole section needs replacing, and we're not going to guess between those two over the phone and call it a quote. We also won't tell you a torsion spring swap will hold if the opener bracket or the header wood behind it is compromised; that's a different job, and pricing it sight-unseen does you no favors. We don't work outside the area we actually travel to, listed below, and we won't send a truck to a town we haven't confirmed is on our route just to avoid saying no. What we can do without seeing the door: quote standard spring and cable replacement on doors of common sizes, quote opener swaps when you know the brand and mount type, and give you a realistic range based on what you describe. What we can't do without seeing it: anything involving a bent track, a cracked panel, water damage to the bottom section, or a door that's been forced open with the opener still engaged. If your job falls into that second group, we'll set a time to come look before we put a number on paper.

We're based at 84 West Santa Clara St in downtown San Jose and travel out from there in most directions. Close in, that's Silver Creek Country Club and Evergreen, both about 2 miles east, and East San Jose and The East Side, 2 miles north. Spartan Keyes is 3 miles WNW, Los Alamitos Creek 5 mires south, and East Foothills 6 miles out. Further south and west we reach South San Jose (6 miles), Los Gatos (9 miles), Almaden (8 miles SSW), Monte Sereno (10 miles), and Saratoga (12 miles). To the north and west we cover Milpitas (10 miles), Cupertino (13 miles), Mountain View and Los Altos (16 miles each), and Los Altos Hills (18 miles). At the outer edge of our route sit Lexington Hills, Loyola, Newark, Day Valley, San Martin, Palo Alto (all around 16 to 19 miles), and Scotts Valley at 20 miles. Across the roughly 173,742 households and 69,266 owner-occupied houses in that area, the housing stock skews toward original hardware that most newer showrooms don't stock, which is a good chunk of why calls come our way. Can you give me a firm price over the phone?
For a standard spring, cable, or opener swap, usually yes, once we know the door type and size. If there's any bent track, cracked panel, or damage to the frame around the door, we need to see it before we commit to a number, because those jobs vary too much to guess.
Do you travel to my area?
We cover San Jose and out to roughly 20 miles in most directions, including Los Gatos, Milpitas, Cupertino, Palo Alto, and Scotts Valley at the far edge. If your address is near that boundary, call the number above and we'll tell you straight whether we can make it.
My house is older, does that change the price?
It can. A lot of homes in this area were built between 1957 and 1987, and torsion hardware from that era sometimes uses parts that current stock doesn't match exactly. We'll tell you on the call if your door's age might mean a slightly different part or a short wait on it.
